Why this site exists

The information available to someone researching The Villages from out of state is either marketing from the developer or generic content written by people who have never pulled a bond balance. This site publishes the data instead: sourced, dated, and with the gaps labeled rather than papered over.

I build the market reports for Marion County that local agents and sellers use, and I do the same work here. Every number on this site traces to a Stellar MLS pull or a public District record, and every page tells you which one and when.

Straight about where I stand

I have not yet closed a transaction inside The Villages. I am building this practice deliberately, starting with doing the analytical work better than anyone else publishing on this market.

What I bring is real: I grew up in Marion County, which covers part of The Villages. I am a Veteran, and I work with a lot of Veteran buyers. I have run full MLS analysis across this region for years. And I represent buyers independently, which matters more here than in most markets because the alternative is a sales representative who works for the developer.

If you want an agent with a fifteen year Villages track record, that is a reasonable thing to want. I would rather tell you that up front than have you find out later.

How I work

• Data first. Before we tour anything, I pull the bond balance, amenity fee, and district assessment for every address on your list, so we compare total obligation rather than list price.
• No lead selling. Your information goes to me. It is not sold, shared, or routed to an agent network.
• I say when something is outside my lane. Tax and legal questions go to a CPA or an attorney. Financing goes to a licensed lender. I do not guess on those and I do not take referral compensation for sending you to them.
• Veteran to Veteran. If you are using VA financing, I have worked those transactions and I know where they get complicated.

• No statistic is published without its source and the date it was pulled.
• Known gaps in the data are labeled on the page, not hidden. The 2026 sold export for ZIP 32162 covers only May 4 onward, so figures for that area carry their own window and are never mixed with full-year figures.
• Village-level figures come from matching each listing address to the District's own street directory, not from the MLS subdivision field, which names the village on only about one listing in eleven. A village figure is published only with ten or more closed sales; below that the page shows the count and says so.
