What is in it?
A monthly market report built from Stellar MLS data and broken out by area. Closed sales, median prices, days on market, sale-to-list ratios, active supply, and how many listings failed to sell. Every figure carries its source and its date, and areas with too few sales report a count rather than a misleading median.

Two tables, because they cover different periods and the report never mixes them. One area's sold data starts partway through the year, so it is included in the current-market figures (where every area uses the same trailing window) and left out of the outcome figures (where a partial year of sales against a full year of expirations would overstate the failure rate). The report says which is which on every table, every month.
Why it is different from the market updates you already get
- It publishes the failures. Most reports show you what sold. Knowing that 180 listings left the market asking a median $427,450, about 17 percent above what closed, tells you far more about pricing than another median does.
- It suppresses thin data. An area with fewer than ten sales gets a count and nothing else. A median built on three homes is noise, and publishing it would make the rest of the report untrustworthy.
- It labels its own gaps. Where the data is incomplete, the report says so on the page rather than quietly averaging over it.
- It is by area, not community-wide. A single Villages median spans homes from under $200,000 to over $1,000,000 across three counties. That number is close to useless for any individual owner.
