What does it cost per month to live in The Villages?

Your monthly cost has five parts: principal and interest, property tax, homeowners insurance, the monthly amenity fee, and one twelfth of the annual bond payment. The last two are specific to The Villages and are the ones most online calculators leave out entirely.

That omission is why buyers arrive with a budget that does not survive contact with a real tax bill. The amenity fee and the bond are not small, they are not optional, and they do not show up in a national mortgage calculator.

Does The Villages have an HOA fee?

Most of The Villages has no traditional homeowners association fee. Instead you pay a monthly amenity fee for recreation centers, pools, and executive golf, plus annual district assessments on your property tax bill. A small number of neighborhoods with shared structures do carry separate association dues.

So "no HOA" is technically true and practically misleading. The community charges you for shared amenities, it just does it through a different mechanism than a suburban HOA. The bond page breaks down all three district charges.

Why is the tax figure on a listing not what I will pay?

The tax figure shown on a listing is the prior year bill for the current owner, which reflects their homestead exemption and their assessed value cap. When the property sells, the assessed value resets. Your bill can be meaningfully higher than the number in the listing.

This catches out of state buyers constantly, because a seller who owned for fifteen years under an assessment cap has a tax bill that has nothing to do with what a new buyer will owe. Always model tax from the purchase price, not from the listing's tax line. Questions about exemptions and portability belong with the county property appraiser or your CPA.

What about Florida insurance?

Insurance is the input most likely to move your monthly number in a direction you did not plan for, and roof age is the dominant variable. A 2012 home with an original roof and a 2022 home price out very differently even at the same purchase price.

The $300k to $400k bands moved fastest in 2026, at 34 to 37 median days. That is the depth of the market, and it is where a correctly priced home has the most competition for it.
