Selling Your Villages Home Next Spring? 6 Things to Do This Fall
Deciding to sell in the spring is a timing choice. Getting ready is a separate job, and it takes longer than most sellers expect. Here is what the seasonal data says about listing in Central Florida, what The Villages' own 2026 sales show, and the six steps worth finishing this fall.

When is the best time to sell a home in The Villages?
Spring has the strongest record. Realtor.com named April 12 to 18 the best national week to list in 2026, and nearby Orlando peaked the week of April 19. In The Villages, monthly closings jumped from 56 in January to 91 in March 2026. Prepare this fall, then launch between March and April.
The short version
- Realtor.com's best national week to list in 2026 was April 12 to 18, with 16.7% more views per listing and homes selling about 9 days faster.
- Orlando and Tampa peaked the week of April 19, Jacksonville the week of March 22.
- Closed sales in The Villages rose from 56 in January to 91 in March 2026 (Stellar MLS, excludes ZIP 32162).
- From January 1 to September 21, 2026, 21.7% of listings in five Villages areas failed to sell, at a median asking price of $425,000.
- Pricing, repairs, exterior photos and the marketing plan can all be done this fall, leaving only the launch for spring.
What does the data say about listing in spring?
Realtor.com scored every week from 2018 to 2025, leaving out 2020, on how much the market favored sellers. The week of April 12 to 18 came out on top for 2026. Compared with an average week, listings got 16.7% more views, sold about 9 days faster, and faced 12.8% fewer competing listings.
Those homes also listed at prices 1.3% above the average week and 6.6% above the start of the year, with 18.9% fewer price reductions, per the Realtor.com report. The driver is simple: more buyers shopping for fewer homes. Mortgage rates are not part of the score, because they follow the wider economy rather than the calendar.
Realtor.com does not publish a line for The Villages, so the Florida metros are the nearest guide:
| Metro | Best week starts | Listing price vs. start of year | Views vs. average week |
|---|---|---|---|
| Jacksonville | March 22 | +5.3% | +24.7% |
| Orlando | April 19 | +5.0% | +23.3% |
| Tampa | April 19 | +6.2% | +26.2% |
| Miami | May 24 | +5.1% | +3.0% |

Florida Realtors added that rising inventory in many Florida markets makes listing earlier in the spring a way to get noticed before more homes arrive. The 2027 dates are not published yet, but they should land in about the same weeks.
Do homes in The Villages sell faster in spring?
The 2026 sales record points that way. Closed sales in The Villages rose from 56 in January to 61 in February and 91 in March, per Stellar MLS records for five areas that exclude ZIP 32162. Since a closing usually follows a contract by a month or more, March closings reflect buyers who were shopping in February.
| Month | Closed sales | Median price | Median days on market |
|---|---|---|---|
| January | 56 | $325,000 | 45 |
| February | 61 | $365,000 | 57 |
| March | 91 | $369,000 | 39 |
| April | 87 | $357,500 | 52 |
| May | 81 | $370,000 | 52 |
| June | 94 | $362,500 | 40 |

One year of monthly data is a small sample, and a monthly median moves with the mix of homes that closed. The pattern still fits the national data: demand builds through late winter and spring. For the full picture, see the Villages Wealth Report.
Why start getting ready in the fall?
Because getting ready and going on the market are two separate steps. A Realtor.com survey found 53% of sellers took one month or less to prepare. That works when nothing goes wrong. Starting in the fall leaves time for repair quotes, bond and fee research, and photos without squeezing everything into a few weeks before launch.
The two paths to a spring listing look like this:
- Prepare now, launch later. Pricing, repairs, photos and marketing are finished before spring, so you are not starting from scratch when it is time to list.
- Wait to prepare, rush later. Every decision gets squeezed into a short, stressful window, with fewer choices and less control.
This fall is also a reminder of what an unprepared listing costs. Realtor.com reported that 20.8% of listings nationwide had a price cut in September 2026, the highest September on record. With the prep done early, January becomes the month you finalize the plan, not the month you start it.
Why do so many Villages listings fail to sell?
The data points to price. From January 1 to September 21, 2026, 193 listings in five Villages areas did not sell, a 21.7% failure rate. Those homes asked a median $425,000 and sat a median 117 days. The 698 homes that sold in the same areas closed at a median $360,000 after 46 days.
That is the single most useful number for a spring seller. The failed listings asked a median of 18% more than the homes that sold. A spring launch helps a well-priced home. It does not rescue an overpriced one.

My pricing page shows what the market actually paid by price band, which is where a spring pricing strategy should start.
What should I do this fall to sell my Villages home in spring?
Six things: set a pricing and positioning strategy, make a ranked repair list, get exterior and aerial photos while the yard is green, build the launch marketing plan, put the plan in writing with a listing agreement and a future listing date, and schedule a final pre-launch review with your agent before going live.
- Set your pricing and positioning strategy. Look at where your home fits by village, home style and price band, using what similar homes sold for, not what they are asking. Include the bond. A remaining bond balance changes what a buyer will pay, and my guide to the bond for sellers explains how to present it.
- Make a ranked list of repairs and improvements. Roof age, HVAC, water heater and any exterior items that touch deed compliance tend to come up first. Ranking them lets you work through the list over the winter at your own pace.
- Get exterior photos, aerials, floor plans and video done. Central Florida does not get a gray winter, but a hard frost can brown a lawn and tender landscaping until spring green-up. Shooting the exterior while it is green gives the listing strong images. Interiors can wait until repairs are done.
- Build the launch marketing plan. Listing copy, photo order, email, social posts and showing windows can all be ready before launch day.
- Put the plan in writing with a listing agreement. Signing this fall locks in the plan and sets a listing date for when the timing is right. Once a home is marketed to the public, Stellar MLS rules generally require it to be entered in the MLS within one business day, and pre-market options carry their own rules. Ask your agent which apply.
- Schedule a final pre-launch review. Before going live, walk through the house, the price and the marketing one more time against the latest sales.

What if I am selling one Villages home and buying another?
Then the spring plan has two timelines that have to meet. Decide whether you need to sell before you buy, talk with a licensed lender about how sale proceeds and any remaining mortgage affect the next purchase, and compare the bond and amenity fee on the next home before you set your listing date.
The questions are predictable: which village, which home style, and what the full monthly cost will be. My cost of living page puts the amenity fee, bond, taxes and insurance on one sheet, and the downsizing guide covers moving from a larger home to a villa or smaller design.
The local take
I was born and raised in Marion County, and I work as an independent agent, not for the developer's sales office. What I bring to a spring sale is the data and the prep work, done early and done carefully.
The trade-off most spring sellers miss: the season raises the number of buyers, not the price a buyer will accept for an overpriced home. The listings that failed in 2026 asked a median 18% more than the homes that sold, which points to price, not the month.
What I would check first: the bond balance and how it compares with nearby sold homes, the roof and HVAC ages a buyer's inspector will note, and whether the yard is green enough to photograph this month.
Frequently asked questions
What month do the most homes sell in The Villages?
In 2026 so far, the highest monthly closing counts in five Villages areas were June with 94 and March with 91, per Stellar MLS records that exclude ZIP 32162. January was the lowest full month with 56. One year is a small sample, so treat it as a pattern, not a rule.
Can I sign a listing agreement now and list in the spring?
Yes. A listing agreement can set a future listing date. When the home is marketed publicly, Stellar MLS rules generally require it to be entered in the MLS within one business day, and pre-market options have their own rules. Your agent and broker can explain what applies.
How long does it take to get a Villages home ready to sell?
A Realtor.com survey found 53% of sellers prepared in a month or less. In The Villages, roof or HVAC work, deed compliance items and scheduling photography can add weeks, so starting in the fall leaves room to finish the work without rushing.
Does the bond affect my sale price in The Villages?
It can. Buyers compare homes with and without a remaining bond balance, and the balance changes their monthly or upfront cost. How it is presented in the listing matters. For any tax questions about paying it off, talk with a CPA.
Should I sell in the fall instead of waiting?
If your timing is flexible, the spring data favors waiting. Fall listings faced a record share of price cuts nationally in September 2026. If you need to move sooner, a home priced to recent sales from day one can still sell, because buyers are active all year.
