Moving from Illinois to The Villages

What actually changes, what it costs, and what Illinois buyers tell me surprised them. Written with the numbers rather than the brochure.

How many people here came from Illinois?

The Villages Newcomers Guide, the community developer's own publication, puts Illinois at 3.8% of residents, fifth. That is developer data rather than government data and the published percentages do not sum to 100, so treat it as indicative rather than precise.

Illinois buyers most often cite the combination of property tax levels and winter as the reason they started looking south. What they are usually comparing is total annual carrying cost, which makes the bond and the amenity fee more important to get right early than for buyers from lower-tax states.

How will family from Illinois get here?

Coming from Illinois, your departure airports are most likely O'Hare, Midway, and the downstate regional airports. Driving, it is roughly 1,100 to 1,200 miles, which is two comfortable days. On this end, Orlando International has the widest nonstop network of the four airports within reasonable range, and Orlando Sanford is the closest.

Timing a sale in Illinois against a purchase here

The two markets do not run on the same calendar. Northern markets concentrate listing activity in spring and summer. The Villages does not thin out the same way, closing 56 to 94 homes a month across the year to date, so the seasonal constraint on your move is almost always on the Illinois end rather than this one.

Plan the Florida purchase around your own listing window rather than around a Florida season that does not really exist. If you can carry both properties for a period, you have more freedom on timing than most buyers assume. The monthly report has the closings-by-month series if you want to see the shape of it.

How is a Florida closing different from a Illinois closing?

Illinois contracts normally include an attorney modification period during which counsel can propose changes or cancel. Florida contracts have no such period. Your contingencies are whatever the contract says, and the inspection period is the main protection you have, so its length is worth negotiating rather than accepting as printed.

None of that is legal advice, and closing practice varies by county and by firm even within a state. If the difference matters to your situation, a Florida real estate attorney is the right person to ask, and hiring one is allowed here even though it is not required.

What surprises Illinois buyers most

Illinois already exempts most retirement income from state tax, so the no-income-tax headline is less of a change than it sounds for a retired household. The property tax comparison is usually the real story, and it is genuinely situation-specific. Your CPA can run it; I cannot.
