Moving from Michigan to The Villages
What actually changes, what it costs, and what Michiganders tell me surprised them. Written with the numbers rather than the brochure.

The Villages Newcomers Guide, the community developer's own publication, puts Michigan at 4.0% of residents, tied for third with Ohio. That is developer data rather than government data and the published percentages do not sum to 100, so treat it as indicative rather than precise.

Michigan buyers are disproportionately snowbirds first and full-time residents later. If that is your path, it changes what you should buy: a lock-and-leave villa behaves very differently from a single family home with a yard when you are away half the year.

How will family from Michigan get here?
Coming from Michigan, your departure airports are most likely Detroit, Grand Rapids, Flint, Lansing, and Kalamazoo. Driving, it is roughly 1,150 to 1,300 miles, usually two days down I-75. On this end, Orlando International has the widest nonstop network of the four airports within reasonable range, and Orlando Sanford is the closest.

Timing a sale in Michigan against a purchase here
The two markets do not run on the same calendar. Northern markets concentrate listing activity in spring and summer. The Villages does not thin out the same way, closing 56 to 94 homes a month across the year to date, so the seasonal constraint on your move is almost always on the Michigan end rather than this one.
Plan the Florida purchase around your own listing window rather than around a Florida season that does not really exist. If you can carry both properties for a period, you have more freedom on timing than most buyers assume. The monthly report has the closings-by-month series if you want to see the shape of it.
How is a Florida closing different from a Michigan closing?
Michigan closings are usually handled by title companies, so the structure of a Florida closing will be familiar. What will not be familiar is the bond. It is infrastructure debt assigned to the parcel and repaid on the tax bill, and there is no Michigan equivalent, so it does not map onto anything in your experience. Check the balance before you write.
None of that is legal advice, and closing practice varies by county and by firm even within a state. If the difference matters to your situation, a Florida real estate attorney is the right person to ask, and hiring one is allowed here even though it is not required.
What surprises Michiganders most
The half-year pattern has real consequences people underestimate. Irrigation, pest control, humidity management, and who checks on the house all need a plan before you leave, not after. It also affects your homestead position, which is a question for your CPA rather than for me.
