Moving from New Jersey to The Villages
What actually changes, what it costs, and what New Jersey buyers tell me surprised them. Written with the numbers rather than the brochure.
How many people here came from New Jersey?
The Villages Newcomers Guide, the community developer's own publication, puts New Jersey at 3.7% of residents, sixth. That is developer data rather than government data and the published percentages do not sum to 100, so treat it as indicative rather than precise.
New Jersey buyers often come to The Villages having already looked at the coasts and decided against them. The central Florida position is inland, which means no coastal flood zone and materially different insurance exposure, and that trade is usually the deciding factor rather than the amenities.

How will family from New Jersey get here?
Coming from New Jersey, your departure airports are most likely Newark, Atlantic City, and the Philadelphia and New York airports just across the state lines. Driving, it is roughly 1,050 to 1,150 miles, two days with an overnight in the Carolinas. On this end, Orlando International has the widest nonstop network of the four airports within reasonable range, and Orlando Sanford is the closest.

Timing a sale in New Jersey against a purchase here
The two markets do not run on the same calendar. Northern markets concentrate listing activity in spring and summer. The Villages does not thin out the same way, closing 56 to 94 homes a month across the year to date, so the seasonal constraint on your move is almost always on the New Jersey end rather than this one.
Plan the Florida purchase around your own listing window rather than around a Florida season that does not really exist. If you can carry both properties for a period, you have more freedom on timing than most buyers assume. The monthly report has the closings-by-month series if you want to see the shape of it.
How is a Florida closing different from a New Jersey closing?
New Jersey contracts written on Realtor forms carry an attorney review period, usually three business days, during which either side's lawyer can modify or cancel. Florida has no equivalent. Once a Florida contract is signed by both parties it is binding, subject only to the inspection and financing contingencies written into it. That single difference catches more New Jersey buyers than anything else about a Florida purchase.
None of that is legal advice, and closing practice varies by county and by firm even within a state. If the difference matters to your situation, a Florida real estate attorney is the right person to ask, and hiring one is allowed here even though it is not required.
What surprises New Jersey buyers most
Expect the lot sizes to read smaller than what you are picturing, even at prices that feel generous by New Jersey standards. Density here is deliberate and it is what makes the golf cart network work. Walk a street before you decide it bothers you, because most people find it does not.
