Moving from New York to The Villages

What actually changes, what it costs, and what New Yorkers tell me surprised them. Written with the numbers rather than the brochure.

How many people here came from New York?

The Villages Newcomers Guide, the community developer's own publication, puts New York at 8.1% of residents, the largest single origin group in The Villages. That is developer data rather than government data and the published percentages do not sum to 100, so treat it as indicative rather than precise.

A February 2021 report in Villages-News.com, citing figures released by The Villages, put the number of residents who moved from New York at roughly 11,000 out of a stated 132,700 residents at the time. Source.

New York sends more people to The Villages than any other state by a wide margin, and the practical consequence is that you will not be the only person from home. Regional clubs, alumni groups, and sports followings here skew heavily New York, which matters more than buyers expect when they are deciding whether they will actually build a social life after the move.

How will family from New York get here?

Coming from New York, your departure airports are most likely LaGuardia, JFK, Newark, Islip, Albany, Syracuse, Rochester, and Buffalo. Driving, it is roughly 1,100 to 1,300 miles depending on where in the state you start, which most people split across two days. On this end, Orlando International has the widest nonstop network of the four airports within reasonable range, and Orlando Sanford is the closest.

Timing a sale in New York against a purchase here

The two markets do not run on the same calendar. Northern markets concentrate listing activity in spring and summer. The Villages does not thin out the same way, closing 56 to 94 homes a month across the year to date, so the seasonal constraint on your move is almost always on the New York end rather than this one.

Plan the Florida purchase around your own listing window rather than around a Florida season that does not really exist. If you can carry both properties for a period, you have more freedom on timing than most buyers assume. The monthly report has the closings-by-month series if you want to see the shape of it.

How is a Florida closing different from a New York closing?

New York closings are conducted by attorneys as a matter of long-standing practice, with each side represented and the contract negotiated by counsel before it is signed. Florida closings are typically handled by a title company or a title agent, and an attorney is not required. New Yorkers often find the Florida contract binding much earlier in the process than they expect, because there is no attorney-negotiated period between acceptance and a binding agreement. Read the contract before you sign it rather than after.

None of that is legal advice, and closing practice varies by county and by firm even within a state. If the difference matters to your situation, a Florida real estate attorney is the right person to ask, and hiring one is allowed here even though it is not required.

What surprises New Yorkers most

Property tax mechanics work differently here in a way that catches New Yorkers specifically. New York assessment practice varies enormously by jurisdiction, and people arrive assuming Florida works the same way. It does not: the Save Our Homes cap only starts running once you establish a Florida homestead, so your first year is assessed at market value with no cap history behind it.
