Moving from Pennsylvania to The Villages

How many people here came from Pennsylvania?
The Villages Newcomers Guide, the community developer's own publication, puts Pennsylvania at 4.7% of residents, the second largest origin group. That is developer data rather than government data and the published percentages do not sum to 100, so treat it as indicative rather than precise.

Pennsylvania buyers tend to arrive already knowing what they want, because a large share have visited friends or family here first. That shortens the search and it also means they often come in comparing two specific villages rather than the whole community.

How will family from Pennsylvania get here?
Coming from Pennsylvania, your departure airports are most likely Philadelphia, Pittsburgh, Harrisburg, Allentown, and Wilkes-Barre/Scranton. Driving, it is roughly 950 to 1,100 miles, which many people do in two days with an overnight in the Carolinas. On this end, Orlando International has the widest nonstop network of the four airports within reasonable range, and Orlando Sanford is the closest.

Timing a sale in Pennsylvania against a purchase here
The two markets do not run on the same calendar. Northern markets concentrate listing activity in spring and summer. The Villages does not thin out the same way, closing 56 to 94 homes a month across the year to date, so the seasonal constraint on your move is almost always on the Pennsylvania end rather than this one.
Plan the Florida purchase around your own listing window rather than around a Florida season that does not really exist. How is a Florida closing different from a Pennsylvania closing?
Pennsylvania closings are commonly handled by title companies rather than attorneys, which makes the mechanics of a Florida closing familiar. The differences are smaller here than for buyers from New York, New Jersey or Illinois. Transfer tax is the line most worth asking about, because Pennsylvania's is high by national standards and Florida's documentary stamp structure works differently.
None of that is legal advice, and closing practice varies by county and by firm even within a state. If the difference matters to your situation, a Florida real estate attorney is the right person to ask, and hiring one is allowed here even though it is not required.
What surprises Pennsylvanians most
Pennsylvania already treats retirement income unusually favorably compared with most states, so the tax math of moving is less lopsided than the general no-income-tax framing suggests. Run your actual situation past your CPA rather than assuming the move pays for itself on taxes alone.
