What the scale difference actually means
On Top of the World is planned for roughly 10,000 homes. The Villages developer states more than 70,000 households. That is not a small gap and it changes almost everything downstream.
- Resale depth. The Villages had 868 closed sales in the first nine months of 2026 with 502 homes active. A smaller community has a thinner comparable set, which makes pricing harder in both directions.
- Governance. On Top of the World is developed and managed privately by a family-owned company. The Villages is governed through Community Development Districts, which is why the bond exists and why your district determines your utilities and assessments.
- Club and activity depth. On Top of the World publishes 175+ clubs and around 900 class offerings per semester through its Master the Possibilities program. The Villages runs at a different order of magnitude, which cuts both ways: more to choose from, and a much larger community to find your people in.
- Minimum resident age. On Top of the World sets 17; The Villages sets 19. A narrow difference, but it can matter for a multigenerational household.
The Ocala factor
On Top of the World sits west of I-75 in Marion County, which puts it closer to Ocala's hospitals, the World Equestrian Center, and the Ocala National Forest, and further from Orlando.
