What to check before you buy in DeLuna

1. Roof and insurance. Homes here were built 2020 to 2022. Roofs here are new enough that insurance questions center on wind mitigation credits rather than replacement age. Get the wind mitigation report; on a home this new it usually saves money rather than costing it.
2. Bond. Set per parcel and issued when each unit was platted, so two homes in DeLuna can carry very different balances. Ask for the exact balance before comparing prices.
3. Price range. Closed sales in 2026 so far ran from $241,000 to $635,000. The median describes the middle of that range, not any one street or floor plan.
4. Negotiating room. Closed sales came in at a median 97 percent of list price after a median 58 days on market.

Bond balances in this section are among the highest in the community, because the infrastructure debt was issued recently and has barely amortized. Which district is DeLuna in?
