What to check before you buy in El Cortez

1. Roof and insurance. Homes here were built 1990 to 1992. Homes here are the oldest in the community, so roof age is the first thing to price. A 1990s home has almost certainly been reroofed at least once, and Florida insurers care more about the reroof date than the build date. Ask for the permit.
2. Bond. Set per parcel and issued when each unit was platted, so two homes in El Cortez can carry very different balances. Ask for the exact balance before comparing prices.
3. Price range. Closed sales in 2026 so far ran from $245,000 to $355,000. The median describes the middle of that range, not any one street or floor plan.
4. Negotiating room. Closed sales came in at a median 96 percent of list price after a median 34 days on market.

Many parcels in this section have bonds that are paid off or nearly paid off, simply because the infrastructure debt was issued decades ago.
