Historic Side

The original community, built around Spanish Springs Town Square. This is where The Villages started as Orange Blossom Gardens, and it is where the oldest housing stock sits. Expect mature landscaping, established streets, and the shortest walk or cart ride to a square anywhere in the community.

What should a buyer know about the Historic Side section?

Entry prices here are generally the lowest in The Villages, and the section includes manufactured homes alongside site-built. If you want to be inside a square rather than a drive from one, this is the section that does it. If you want a 2020s floor plan, look south.

You trade square footage and modern layout for location and a lower entry price. Kitchens are smaller and more closed off, garages are often one car or a car-and-a-cart, and ceilings are lower than anything built after 2010.

What kind of homes are in the Historic Side section?

This is the only section where manufactured homes sit alongside site-built in any number, which is why the price floor here is well below the rest of the community. Financing a manufactured home is a different conversation from financing a site-built home, so raise it with your lender before you write.

What should I check on roof age and insurance here?

Homes here are the oldest in the community, so roof age is the first thing to price. A 1990s home has almost certainly been reroofed at least once, and Florida insurers care more about the reroof date than the build date. Ask for the permit.

Florida insurance is priced largely off roof age and wind mitigation features, which is why two homes with the same asking price in different sections can carry very different monthly costs. How does the bond work in the Historic Side section?

Many parcels in this section have bonds that are paid off or nearly paid off, simply because the infrastructure debt was issued decades ago. That is the single biggest reason a Historic Side asking price is not comparable to a Southern Oaks asking price. Confirm the remaining balance per parcel rather than assuming.

There is no single bond figure for a village or a section. Bond debt is assigned per parcel, so two homes on the same street can carry different balances.
