A 1990s home has almost certainly been reroofed at least once, and Florida insurers care more about the reroof date than the build date. Ask for the permit.
  2. Bond. Set per parcel and issued when each unit was platted, so two homes in Santiago can carry very different balances. Ask for the exact balance before comparing prices.
  3. Price range. Closed sales since May 4, 2026 ran from $245,000 to $500,000. The median describes the middle of that range, not any one street or floor plan.
