What kind of housing is in Fenney?

Single family homes and villas, all of it site-built and all of it recent. No manufactured housing, which is the sharpest contrast with the Historic Side.

What to check before you buy in Fenney

1. Bond balance. Debt issued in 2017 and after has barely amortized, so balances here are among the higher ones in the community. This is the single biggest reason a Fenney asking price is not comparable to a Historic Side asking price.
2. Which phase. Fenney built out over several years and the earliest streets are noticeably more established than the later ones. Walk both.
3. Amenities open today. The section's recreation and golf were delivered over time. Ask what is open now rather than what was planned.
4. Roof age. Homes here are new enough that roof replacement is not imminent, so the insurance conversation is about wind mitigation credits instead.

Bond balances in this section are among the highest in the community, because the infrastructure debt was issued recently and has barely amortized. A home here can carry an annual bond assessment several times what a comparable Historic Side parcel carries. This is not a reason to avoid the section. Which district is Fenney in?

Fenney belongs to District 12 of The Villages Community Development Districts. Your district determines your bond amortization schedule, your utility provider and your sanitation schedule. Villages sometimes span more than one district, so confirm it by address rather than by village name.
