Town squares, side by side
The Villages Town Squares: Spanish Springs, Lake Sumter Landing and Brownwood, Compared
The town squares are where a lot of Villages evenings start and end: free live music, a dance floor, dinner, a walk. They are also miles apart, and the one you live closest to quietly shapes your week. This guide compares Spanish Springs, Lake Sumter Landing and Brownwood as of October 2026, with every schedule detail sourced and dated.

What are the three town squares in The Villages, and when is the live music?
The Villages has three main town squares: Spanish Springs Town Square (the original, in Lady Lake), Lake Sumter Landing Market Square (on Lake Sumter) and Brownwood Paddock Square (in Wildwood). As of October 2026, free live music runs 5 to 9 p.m. Sunday through Thursday and 6 to 10 p.m. Friday and Saturday.
The short version
- Fall 2026 hours on all three squares: 5 to 9 p.m. Sunday through Thursday, 6 to 10 p.m. Friday and Saturday.
- The entertainment is free and listed as open to the public; The Villages Entertainment books the bands.
- Lake Sumter Landing has the only working movie theater on a square (Epic Theatres Old Mill Playhouse).
- Spanish Springs reopened in 2026 after a revitalization; it is the oldest square, opened in 1994.
- Which square you live nearest is a road question: north of CR 466, south of CR 466, or near SR 44.
What are the town squares in The Villages?
The Villages town squares are three themed downtown districts with shops, restaurants, bars and a free nightly music stage: Spanish Springs Town Square, Lake Sumter Landing Market Square and Brownwood Paddock Square. Two newer venues, Eastport and Sawgrass Grove, also host nightly entertainment, but the three squares are the classic trio most people mean.
Each square was built as a stage set with a backstory. Spanish Springs leans Spanish-inspired and old world. Lake Sumter Landing is a waterfront square styled after a seaside village, with a lighthouse on Lake Sumter. Brownwood Paddock Square borrows from Florida's cattle-town history, down to bronze cowboy-and-cattle sculptures a short walk away.
Each has a central stage and dance area, restaurants, shops and an outdoor bar hut. What differs is the setting and, for buyers, which part of the map surrounds it.
Themes from FORREC and Visit Sumter County; square list from The Villages Entertainment, accessed October 16, 2026.
What time is the live music on the town squares in 2026?
As of October 2026, nightly entertainment on all three squares runs 5 to 9 p.m. Sunday through Thursday and 6 to 10 p.m. on Friday and Saturday. This summer the squares shifted to a 6 to 10 p.m. schedule starting June 1 to dodge heat and storms. Confirm on The Villages Entertainment calendar before you go.
About the 2026 summer hours
The Villages Entertainment moved the nightly stage to 6 to 10 p.m. starting June 1, 2026, citing afternoon heat and summer thunderstorms. The end date is reported inconsistently: one notice on the entertainment site says June 1 to August 31, while its event pages say June 1 through September 30. Either way, the fall split schedule is what the October listings show now.
A few things worth knowing before a first visit:
- It is a dance floor, not a concert. Acts range from rock and Motown cover bands to Latin and DJ nights. Some nights add a dance troupe at the first intermission.
- Lighting effects. The entertainment site warns that strobe and stage lighting are used and may not suit people sensitive to light.

What is Spanish Springs Town Square like?
Spanish Springs Town Square is the original square, opened in 1994 in the Lady Lake section of The Villages. It keeps a Spanish-inspired, old-world look and reopened in 2026 after a revitalization with refreshed buildings, more outdoor seating, new lighting and signage, and a more accessible layout. The Sharon Performing Arts Center anchors it.
The developer's February 2026 announcement says the revitalization renovated indoor and outdoor spaces, expanded gathering areas, and added new businesses, upgraded storefronts and living options, while keeping the square's original character. The work walls are down and the square is fully open. One new business the developer lists as open at Spanish Springs is Barons Creek Vineyards, a wine-tasting room.
Performing arts. The Sharon Performing Arts Center sits in the middle of the square at 1051 Main Street, seats just over 1,000, and books concerts, comedy, dance, musicals and opera. Tickets are sold separately from the free nightly music.
The old movie house. The Rialto Theatre on the square did not reopen after COVID. Local reporting in November 2024 says Genesis Health Club opened a fitness club in the former Rialto building.

What is Lake Sumter Landing Market Square like?
Lake Sumter Landing Market Square sits on the shore of Lake Sumter in Sumter County, styled after a waterfront seaside village with a lighthouse as its landmark. It is the only one of the three squares with a working movie theater, the Epic Theatres Old Mill Playhouse, and in April 2026 gained The SigPro Studio, a 200-seat live theater.
The lake is the point here: a boardwalk runs along the water.
Movies. The Old Mill Playhouse opened in 2004 and has been operated by Epic Theatres since November 1, 2023, after The Villages Entertainment handed it to a new operator. It is now the only movie theater on any of the three squares.
Live theater. Significant Productions opened The SigPro Studio at Lake Sumter Landing in April 2026, an expanded 200-seat space. Its first production ran April 10 to May 9, 2026.
Dining and lodging. Restaurants on and around the square include City Fire American Oven and Bar, Red Sauce and Thai Ruby, and The Waterfront Inn is within walking distance.
Coming up. The developer lists Light Up The Villages at Lake Sumter Landing on December 1, from 5 to 9 p.m., and Jean Pierre Klifa, a French design store, as coming soon.

What is Brownwood Paddock Square like?
Brownwood Paddock Square is the rustic, cattle-town square in Wildwood, Sumter County, near State Road 44. It has the same nightly music schedule as the others, a Saturday morning farmers market, and car show evenings. Its Barnstorm movie theater closed in 2020 and has not reopened, so movies now mean Lake Sumter Landing.
The theme runs from the architecture to the public art: bronze sculptures of a cowboy herding cattle sit a short walk south on Meggison Road.
Farmers market. Brownwood hosts a Saturday morning farmers market with produce, honey, breads and cheeses. Published hours differ by source and season (a 2022 developer post says 9 a.m. to 1 p.m.; a 2026 guide lists 9 a.m. to 2 p.m. in the cooler months), so check before going.
Car shows. The October 2026 calendar lists car show evenings on the square from 5 to 8 p.m., running alongside that night's band.
The Barnstorm building. The theater closed during COVID in 2020. In December 2024 the Daily Sun reported interior demolition to prepare the building for a new tenant, which had not been named. I could not confirm a tenant as of this writing.

Can anyone go to the town squares, and how do you get there?
Yes. The town squares are open to the public, the nightly entertainment is listed as free, and visitors do not need a resident ID to shop, eat or dance. Residents usually arrive by golf cart using the multi-modal paths and cart parking; visitors drive and park in the free lots, which fill fastest on in-season weekend evenings.
Guest passes matter for recreation centers, pools and golf, not the squares.
- By golf cart: carts share neighborhood streets and use separated paths, tunnels and bridges along the big boulevards. Cart parking on and near the squares lets several carts share a space. For what owning a cart actually involves, see golf cart living in The Villages.
- Crossing the big roads: golf cart bridges, including the Brownwood Bridge near Brownwood Paddock Square, carry carts over State Road 44 so the southern villages can reach the squares without crossing traffic.
- Accessibility: Spanish Springs was rebuilt with what the developer calls a more accessible layout. For specific needs, call the venue ahead; I did not find a published accessibility guide for the squares.

Which part of The Villages is closest to each town square?
Spanish Springs serves the original north end above County Road 466, in Lady Lake. Lake Sumter Landing sits south of CR 466 on Lake Sumter, with homes between CR 466 and CR 466A within walking distance. Brownwood sits near State Road 44 in Wildwood, linked by cart bridges to the newer villages south of SR 44.
Mapped to this site's region guides (cart routes, not straight lines):
- Spanish Springs: the historic side and the areas north of CR 466. This is generally the oldest housing in The Villages.
- Lake Sumter Landing: the band between CR 466 and CR 466A is the closest, with some homes listed as a short walk from the square. Parts of the CR 466A to SR 44 region are a reasonable cart ride.
- Brownwood: the north edge of the CR 466A to SR 44 region and the villages south of SR 44, via the cart bridges.
- The newest villages: the southwest and newest areas generally sit closer to Eastport than to any of the three classic squares.
The square is one input; home age, the bond and fees are others. See the village finder and the bond explainer.

The local take
I grew up in Marion County and work as an independent agent, not for the developer's sales office.
The square you live closest to becomes your default evening. The squares themselves are free and run the same schedule, so the real difference is your route: how many roundabouts, whether you cross a big road on a bridge, how it feels after dark.
Close cuts both ways. Homes a short walk from a square get convenience, and also music until 9 or 10 at night and event traffic.
Older near Spanish Springs, newer near Brownwood. The north end around Spanish Springs is the oldest housing, so I look harder at roof age, the HVAC and the inspection. Around Brownwood and south of SR 44, homes are newer, and the bond balance can matter more to the monthly number.
If you are weighing two homes near different squares, I can drive both cart routes at night, pull the bond and fee figures for each, and lay them side by side. That is the comparison that settles most of these decisions.
Frequently asked questions
Is there a cover charge for the town square entertainment?
No. The Villages Entertainment lists the nightly town square music as free entertainment, and you do not need a ticket or a resident ID to listen or dance. Food and drinks from the restaurants and bar huts are paid as usual, and ticketed shows at The Sharon or the movie theater are separate.
Is there a movie theater in The Villages?
Yes, one on the town squares as of October 2026: the Epic Theatres Old Mill Playhouse at Lake Sumter Landing Market Square, operated by Epic Theatres since November 2023. The Rialto at Spanish Springs became a fitness club, and the Barnstorm at Brownwood has been closed since 2020.
Who books the bands on the town squares?
The Villages Entertainment, the developer's entertainment department, schedules the nightly acts and posts each square's calendar on its website. Its listings show the act, start time and any intermission performers.
What happens to the music when it rains?
The Villages Entertainment says all events and performances are subject to change, and summer thunderstorms were one reason it moved music to 6 to 10 p.m. starting June 1, 2026. I did not find a published rain policy, so on a stormy evening check the square's calendar or call before heading out.
Are Eastport and Sawgrass Grove town squares too?
They are newer entertainment venues that also host music. Eastport is a town center on Central Lake in the newer southern villages, and Sawgrass Grove opened in 2022 with an outdoor stage. The three original squares, Spanish Springs, Lake Sumter Landing and Brownwood, are what most guides mean by the town squares.
Which town square is in which county?
Spanish Springs is in Lady Lake, which is in Lake County. Lake Sumter Landing Market Square is in Sumter County. Brownwood Paddock Square is in the City of Wildwood, also in Sumter County. The Villages as a whole spans Sumter, Lake and Marion counties, which affects property taxes and local services.
